Codifies the duty of real estate brokers to supervise salespersons and associate brokers through regular, frequent and consistent personal guidance, instruction and oversight; lists elements of supervision including the ability to familiarize salespersons with state and federal laws against discrimination.
Extends confidentiality privileges to certain communications to or from a licensed mental health counselor in the course of his or her professional employment, and to certain employees of such licensed mental health counselor; provides exceptions thereto.
Enacts the "protection against unfair section 8 evictions (P.A.U.S.E.) act"; provides that in any case of public assistance where the municipality or section 8 refuses to pay the required portion of rent under any state, local or federal subsidy program due to building code violations or violations of the warranty of habitability pursuant to section two hundred thirty-five-b of the real property law, the tenant or lawful occupant of a dwelling shall not be required to pay his or her share under any state, local or federal subsidy program and shall not be subject to eviction summary proceedings for non-payment of rent or supplemental rent.
Prohibits a person, municipality or governmental entity from using plywood, wood composite, wood veneer, or similar wood-based products to secure any real property that is deemed vacant and abandoned.
Relates to adding certain notice requirements for enforcing liens on goods in self-storage facilities; extends the demand for payment period to 60 days.
Excuses prospective jurors from jury service if they are a full-time caregiver responsible for the care of a person with a mental or physical condition that causes such person to be incapable of caring for himself or herself.
Makes a technical change to a provision requiring a petition in a summary proceeding to recover possession of real property in the city of Syracuse to allege proof of compliance with local laws requiring the registration or licensure of residential rental dwellings.
Updates the fee collected by county clerks and clerks for the city of New York for deposit into the cultural education account from $15 to $25; increases the amount retained by the county or city from $0.75 to $1.00.
Concerns the rescission of all previous requests by the New York State Legislature or either house thereof for a convention under Article V of the United States Constitution
