AN ACT

 

amending section 11-471, arizona revised statutes; relating to county recorder.

 Be it enacted by the Legislature of the State of Arizona: Section 1. Section 11-471, Arizona Revised Statutes, is amended to read: START_STATUTE11-471. Manner of recording; delay; notice; prohibition a. The recorder shall, without delay, shall record each instrument authorized to be recorded which that is deposited with him the recorder for record, except where otherwise provided, with the acknowledgments, proofs, affidavits and certificates thereon, and other papers thereto annexed, in the order and as of the time when they are deposited for record, by entering them for record word for word and letter for letter, and the hour, day, month and year when the instrument recorded was deposited in his the recorder's office for record. b. Notwithstanding any other law, for instruments being recorded for the sale of real property, the recorder may NOT record the instrument for five business days and the recorder shall provide notice pursuant to section 11-467 to the person or entity that is identified on the instrument as the seller of the real property. If, after providing the required notice, the recorder receives communication from the person or entity that is identified as the seller of the property that requests the instrument to not be recorded, the recorder may not record the instrument. Be it enacted by the Legislature of the State of Arizona:

b.
