| 11 | 11 | BE IT ENACTED BY THE LEGISLATURE OF THE STATE OF TEXAS: | |
| 12 | 12 | SECTION 1. Subchapter E, Chapter 94, Property Code, is | |
| 13 | 13 | amended by adding Section 94.2041 to read as follows: | |
| 14 | 14 | Sec. 94.2041. NONRENEWAL OF LEASE FOR CERTAIN TENANTS WITH | |
| 15 | 15 | MINOR CHILDREN. (a) This section applies only to a lease | |
| 16 | 16 | agreement: | |
| 17 | 17 | (1) with a tenant: | |
| 18 | 18 | (A) who resides in the manufactured home with a | |
| 19 | 19 | minor child; or | |
| 20 | 20 | (B) whose tenant residing in the manufactured | |
| 21 | 21 | home resides in the manufactured home with a minor child; and | |
| 22 | 22 | (2) the expiration of which would occur during a | |
| 23 | 23 | semester of school as determined by the local school district. | |
| 24 | 24 | (b) A landlord that chooses not to renew a lease agreement | |
| 25 | 25 | described by Subsection (a) shall: | |
| 26 | 26 | (1) convert the lease to a month-to-month lease; and | |
| 27 | 27 | (2) renew the month-to-month lease every month until | |
| 28 | 28 | the end of the lease would occur outside of a period described by | |
| 29 | 29 | Subsection (a)(2). | |
| 30 | 30 | SECTION 2. The changes in law made by this Act apply only to | |
| 31 | 31 | a lease agreement entered into or renewed on or after the effective | |
| 32 | 32 | date of this Act. | |
| 33 | 33 | SECTION 3. This Act takes effect September 1, 2025. |
