AN ACT CONCERNING THE TAKING OF PHOTOGRAPHS IN THE AREAS OF REAL PROPERTY SALES BY REAL ESTATE APPRAISERS.

Be it enacted by the Senate and House of Representatives in General Assembly convened:

That chapter 400g of the general statutes be amended to permit, when a bank or an appraisal management company requests or requires photographs of similar properties in the area of a real property sale, a real estate appraiser to (1) forgo the taking of such photographs if circumstances cause the appraiser to feel the appraiser's safety may be endangered or if such property has become significantly blighted since the sale, and (2) in lieu of taking such photographs, retrieve photographs from the multiple-listing service or the tax assessor of the municipality in which such property is located.

Statement of Purpose: 

To permit real estate appraisers to forgo the taking of photographs in the area of a real property sale if circumstances cause the appraiser to feel the appraiser's safety may be endangered or if such property has become significantly blighted since the sale, and to use photographs from the multiple-listing service or the tax assessor of the municipality in which such property is located instead.
