AN ACT CONCERNING A CONVEYANCE OF A PARCEL OF STATE 
LAND IN THE CITY OF BRIDGEPORT. 
Be it enacted by the Senate and House of Representatives in General 
Assembly convened: 
 
Section 1. (Effective from passage) (a) Notwithstanding any provision 
of the general statutes, the Commissioner of Administrative Services, on 
behalf of the Commissioner of Motor Vehicles, shall convey to Island 
Brook Joint Venture, LLC, a parcel of land located in the city of 
Bridgeport, at a cost equal to the funds previously paid by Island Brook 
Joint Venture, LLC, to the state of Connecticut since 2001, in accordance 
with the provisions of a lease agreement between the state of 
Connecticut, signed thereby on October 11, 2001, and Island Brook Joint 
Venture, LLC, signed thereby on October 15, 2001. Said parcel of land 
has an area of approximately 1.5278 acres and is identified as Parcels B, 
C, D and E on a map entitled "PROPERTY/BOUNDARY SURVEY FOR 
ISLAND BROOK JOINT VENTURE, LLC PROPERTY LOCATED ON 
SYLVAN AVE., GLENWOOD RD., COLONIAL AVE. & CHOPSY HILL 
AVE. (State Route #722) BRIDGEPORT, CONNECTICUT Job Number:

Page 134 of the city of Bridgeport Land Records. Said parcel shall be 
conveyed subject to easements for sanitary sewer, storm sewer and 
utilities in favor of the city of Bridgeport. 
(b) The conveyance of said parcel shall be subject to (1) the approval 
of the State Properties Review Board, and (2) approvals by the 
Department of Motor Vehicles, the Department of Administrative 
Services, the Office of Policy and Management, the office of the Attorney 
General and the State Properties and Review Board of a lease agreement, 
executed on or after the effective date of this section, between and 
mutually acceptable to the state of Connecticut and Island Brook Joint 
Venture, LLC, and which lease agreement shall concern (A) adequate 
motor vehicle parking at said parcel to be conveyed, and (B) use and 
occupancy of the real property located at 110 Colonial Avenue in 
Bridgeport that is owned by Island Brook Joint Venture, LLC, and is 
adjacent to said parcel to be conveyed. 
(c) The State Properties Review Board shall complete its review of the 
conveyance of said parcel of land not later than thirty days after it 
receives a proposed agreement from the Department of Administrative 
Services, on behalf of the Department of Motor Vehicles. The land shall 
remain under the care and control of the Department of Motor Vehicles 
until a conveyance is made in accordance with the provisions of this 
section. The State Treasurer shall execute and deliver any deed or 
instrument necessary for a conveyance under this section, which deed 
or instrument shall include provisions to carry out the purposes of 
subsection (b) of this section. The Commissioner of Motor Vehicles shall 
have the sole responsibility for all other incidents of such conveyance.
